CCNR's Restoring; "Tip this Time"

If and when Appreciating longevity, a bit of dust and grime has to be trudged through for Top Quality Craftsmanship in production of the greater good.
Dry Rot: removal & repacing is atypical of any Estate Managment to-do list, we've aided in restoring what's always been years of quality that require some immediate attention. With the proper know how and experience from learning by mistake, a Dutchman replaces the tattered weathered of this
resorce (natural commodity) to give way for the on-site painters and become new again never knowing otherwise.
Somewhat acting like a wood disease that with a surgeon like performance, this cancer removed to the origin still intact material then adhered in place to a non-detectable surface again. With the best south attempting, we the determined how it fail in the first place. Using the garden hose and alleviating H20 (the culprit often) from drying in that location any more. No problems because there's always a solution!
Your Home is worth the effort and the R.O.I. can become the kids futures. Carpenters all knowing exactly how to put it, but above on the open balcony for landscape hills behind as well as the Pacific down below this plot. Quick Cut,
As We may all consider time IS money and efficiency IS tops.
The Skilsaw 7.25" Wormdrive(tm) was once the best, A.K.A. the builders best friend, if not still being today!
         When the swindled table degree is set at zero (a perfect right angle) on that saw, let just say a lumber milled 2x4, you will have a 100% square cut available to You the user everytime You're ready to pull the trigger, as well as an exact 90 degree incision when producing sawdust, upon setting this 11.5 lb bad -boy on the lumbers factory milled edge and lining the blade above Your pencil measurment mark, once getting the hang of it, although the carbide tip blades available do give an accurate clean swipe and leave little splintering trails,  you'll want the chopsaw for the finish work.
The Framer doing the rough onset work does not want nor need to whip out a speed square or something similar thoughout the project for every fit, that extra effort is not required because of the saws table and its relativity to the blade. Saving precious time as well as energy that anyone can really appreciate. There can be various ways of earning your groceries after some time facilitating this power tool so please, don't be suprised. From scarfing to accurate mitres You'll find it a lot of fun also.

Use Your Head, your choice, don't loose your head. I'm here too make things better when the DIY projects surface into sight, so You choose.
The heads of various scews come into play today. And typically all DIY projects use screws of soe sort.
Being your after move in, R.O.I. Guy with all the Design, Architectural Drawings that finds everyday solutions that work. So once bought, with a plethora of skills, but before hand you'll need to connect with https://socalhomeownerscorner.com/shortcodes/contact-form/
Wheather realizing this the hand ones DO have different calibrated sizes just like the cordless drivers. Witch ever of these fantastic inventions You're using, The proper fitted one can help You more efficiently.
#1, 2 or #3 sizes has got to be considered when driving these litte objects. Drywall screw heads are typically a #2 for instance. But be patient and manually fit first. If the wrong driver is used you will prematurely round out that head and have more work than neccessary.
None of us like that particular project giving us trouble.

organizing confusion

Craigs Clout: (Tip this Time)
3 Ways;
Nice to know how everything can still be of purpose with a little bit of imagination. This should be acknowledged as the 8th sense. Just because it broke or became out of date, it doesn't necessarily have to mean "let's dump it". We can just about always  find it can be RE-PURPOSED with implementing this 8th sense, into something else.
                  Here we had a bed frame that got discarded to the curb. Thats when I got the text telling me that nearby is alot of nice finished wood you might be interested in.
Wrapping up what I had going at the the time. I eventually got the address plugged it into my best buddy google and it was actually in route to home. So I swung by and saw what exactly it was they had mentioned, threw it in the truck and continued homeward. It seems suddenly
Tic-toc goes the mental gears in my head and a house member shrieks "where's the WD-40" so I suddenly hollar it's under those " ........ And started laughing. We all now how precious every sqaure foot is in So-Cal of Real Estate here especially. Once aquired I'm Your R.O.I. Guy, whereas my friend  Mary Ann Edwards will be glad to answer any question's  throughout any State You're interested: https://socalhomeownerscorner.com/shortcodes/contact-form/ She Knows her stuff!
We must get used to utilizing every bit of space we can. So I fabricated an "other" side of the door rack to organize confusion, so every item has a return spot for future knowlege. First guy that swings by say's "this is so cool" where do I get one of those and score those proverbial points with the Mrs.? Right here friend and I explain further. So you two will be on the next list, because I can already see it "now"..... Next alley Is going too get the once over twice.. Haha!

Swing Time

71 Craigs Clout "Tip this Time";
-Will be the Fine Art of Swing:
Yes, the fine art of Swing, this often occurs on some and really only annually on others.
Interior Doors require their due in our homes. For what they do-do. Whether it's the weather, Your saftey or just some tranquil "me time". Inside your home.
A property expert is Mary Ann when inquiring to buy. At this site:https://socalhomeownerscorner.com/shortcodes/contact-form/ I am an avid woodworker/R.O.I. Guy once a home is obtained
These moveable objects are ajar  and or frequently shut day in/out, depending on the moment, of coarse.
So Swinging it is, back and forth, back and forth, etc.
Now comes the proper install, hollow and inexpensive. Solid, heavier and more money mostly. Atiquated ones may need a new home somewhere, but , so Many variables and appearances too.
The pivoting suface that gets projected away from the wall side it is hanging in has the hinges and the other side should be 3 degrees beveled higher for an exact fit when installed.
Square, plumb and straight whenever possible but a seasoned craftsman type caregiver will work with every existing situation, and there is many to deal with.
Brand New ( is a gimmee) because you get to start fresh. This WON'T always be the case, So time to use the tricks of the trade and create the best end result we can. 3/16" th margin all the way around and 3 degree bevel for optimum swing clearance. Have fun and be careful without rushing.

Craigs Clout "Tip this Time";

Remain Flexible;

Each and Every worker will (with conscience observance) most certainly end-up changing their approach if they go back to see the cracking a few years later, no doubt. Sure, this needs quarterly bleaching (maybe) but because you're  alleviating that ugly black line that occurs while cracking then seperating where liquid enters.  Over time will serperate and cause further damage.
Being the R.O.I. guy with the Columbo like eye, I'm alway's pursuing improvements on your investing of Real Property. Mary Ann has got you anywhere for this, .......
https://socalhomeownerscorner.com/shortcodes/contact-form/

So knowing why, it's simply put this way. The structual part of most walls are framed and stood with wood (my specialty). Expanding and contracting almost daily where as that cemention tile or tub adhered too it, (once dried of course) wont be moving, period. Now where they meet WILL crack and powder and make a mess. But if that particular surface can be allowed too FLEX or go with the flow so to speak. Like a chualking, that once completely dry WILL remain moveable when neccessary and alleviate the bogus black line. Every blue moon You just might need to deep clean like anything else.
Sometime soon we will talk about new installations @ toe-kicks! Same concept there with although with different materials.
Estate Managment for finer living.
Stay Thriving for Knowledge Friends.....

Craigs Clout ; "Tip this Time"
Fastener Points:
Be aware every type of fastener will act as a conduit for moister. An incredibly tinsey tiny little hole that is penetrable moment upon moment, all day long too end up culminating into years that the slightest damp vapors will take its toll.
99.99% of nails/screws or staples are going to be made of metal. So non corrosisive materials are bests suited if exposed to any type of moisture or alkalydes from our mother earth. Zinc coated or galvanized for example. So something as rudimentary as a deck in the yard, any strucure fasteners are best applied from below or from the side as to not hold wetness from wherever to sit atop to dine or just about any suface and eventually evaporate upon. So your ROI for real property is me here in So-Cal and with her professinal prowess here and elsewhere my Realotors info is MaryAnn Edwards @

Craigs Clout: "Tip this Time"; Cubic Feet a Minute or C.F.M. ratings are so important whether we know its science behind or not. The everyday bath fan gets the applause only when its ability to perform has been elevated via other components directly involved. It can only exchange the air that it draws. Now normally this has never consciously entered most people's mind throughout the years. But indeed it has when he needs to see at that bath mirror to shave. This enables patient time to kick in, so a chilly breeze from outside the open window and the bath door completely ajar. Minutes later, I can use the mirror, but my body hair isn't soft any longer. Thats where science of craftmenship sets in, the bottom of that shut door for heat as well as privacy needs the proper gap beneath it to draw air through from the rest of the house for the C.F.M. or exchange air for good ventilation on your next home. Educating and understanding is my exact angle here. If you have something positive to share too. Give it away always! Craigs Clout n Repairs; Tip "O" this Time,  Ok .... Your R.O.I. Guy is dispelling the word is officially out. We have been schooled that we are even able to count those years by its rings on the whole trunk. Some of these tree's well over our age's and some only pure miniscule seedlings. But the lumber yards and the mills take over long before you'll be seeing stacks of these tradable commodities. Regardless if it's a DF stud in a wall or a piece of 2x6 redwood decking you're going to still get the longest and cleanest results from what is NOT so commonly known as F.O.H.C. or in a full spelling Free of Heart Center. Nature reproduces in many ways and when that seedling turns to fruition the first year of life is also just a mere thin dowel. As life matures if we are all so fornunate the tree forms into another slightly bigger dowel wrapped around and encompassing the 1st one. And so on and so on etc., ten-fold or aka another year older. Once that timber has made it to Gnahal or a HomeDepot then the masses can them away. As a Concierge Caretaker for the homes of my precious clientel, I look for constant Improvements. It all starts at the stacks ! There will be a few things one wood be behooved to know before carting them to check out, and that is after finally finding which size, shape (length) and species you're going to use, simply look at the end (either one) of it and stick an eyeball down the edge. End to end you'll see how sraight it is. But before doing that you'll want to choose F.O.H.C. because the farthest from the center of that tree will be the less likely of warping it is going to wind up drying too and require replacement a short time later. Not really that much more work to go ahead and sort thru now to save MEGA amounts of laborious effort later. You'll be glad you took the extra time doing this selecting !!! Highest flashing over wood

Craigs Clout Tip "O" the Week; Your Drip Metal: Recently while working on top my trusty ladder I'm performing a little R&R. No not lounging in the warm sand on some exotic Carribean strand of beach. (lol) I'm Removing the old bogus area and Replacing with new by surgically cutting out (before installing preprimed on all 4 sides) a piece of fascia board that stands out like a "cockroach on a wedding cake" that is very unsightly when arriving up the drive of this wonderful Estate here in Long Beach. My Marketed personal area. Seeing something like this really quashes its curb appeal from the street on the drive by ! Suddenly this voice I hear says (very clearly from a child) "Hey Mister, whatcha doing?" my simple reply was "Helping Others" a bit of a pause "oh, ok" as I'm watching the Little tyke ride away, he comes to an abrupt halt and turns and says "how"? Now the older we get I do know almost everything leads to a story. But keeping it short I say "If you got 10 minutes to spare I'll be ready to actually show you, Amigo !" So I get another "Well Ok". After a few minutes of organizing confusion I put things back to the truck. Then I assemble some of the scrap I had and produced a mini model for my new student to see. And explain that typically the roofers will run a piece of flashing known as a drip-edge metal around the perimeter border of a roof before applying the finished tile on this particular project. And if that drip lip of the flashing is tight and touching the surface below, the moisture from above will run down its face beneath it and eventually destroy it. We wood like to look up and see a tiny gap, so that the run-off drips free and clear to the ground or whatever else thats below. So I show the comparison in a mock up and the metal farthest from you looking at it is correct example!! Then I get an "oh, now I get-It" And quickly says, "I'll see Ya Later Mister" I think he heard his Mom calling ! There have been times when I've done some preventative medicine to alleviate any future cost for my clients. As the Midas muffler guy taught us growing up "You can Pay Me now or Pay Me later" Thats where I come in, known soon enough to be an Estate Maintanence/Project Manager to folks. Roused awake from a forgettable dream not long ago. Forcing myself to listen closley as I wrote particulars. I'm understanding I can help by at least turning the water off once arriving, until morning. Having a plumbing bucket with some supplies just in case I grabbed it and made that dash. So a few minutes after arrival I got the water off and swept the flood to drainage. Then assessed the leak whereabouts and checked my bucket I brought, Imagine my suprise to see I do have the exact part. In Carpentry I'm fully set for anything goes, but I can thread using teflon like all tradesmen. Done deal, but wait. Not so fast. So after 2 cups of complimentry coffee and a bit more light from the morning sun. Something no one wants to see is the copper piping being clamped down with steel fasteners(not compatable metals)as one can see by the discoloration about the new fasteners pictured. Over given amounts of time the fitting known as a "shark bite" can be retro-fitted on. With the parade of sweating pipe. I See I could stop this right now if I used my head and thought outside the proverbial box. Re-checking my supplies first, to no avail. Then it dawned on me just to take those hose clamps I had and insulate them thickly with electrical tape and clamp down again. Good for the rest of our lives. "No Problems only solution" Use your brain and save the trip ! Just glad to Help 310 697-2829 OPEN 24/7 or Craigscloutandrepairs@gmail.com

The String

Age is just a number, and we are All different of course. But by my age 12, I had a paper route and every morning at 5am a thud on my parents driveway woke me. That thud was a bundle of periodicals hitting earth near my bedroom window. Holding those several pounds all together was a simple piece of String that at my young age meant only that I had to cut and throw it away. To get my day started. So today I realize such an invention occured way before me being here. This tool we all take for granted makes the builders of this world job straight, level or plumb when facilitated properly. From point A to point B when pulled taut enough aligns all kinds of items in constrution for example. A tied loop onto the nail (point #A) the spool for leverage. To a twisted loose loop onto the opposites side onto and around the head of nail (#B) a slight pull by counter fulcruming then wrap, and presto a workable straight line ready for ? Whatever. Within 7mm of an inch over the length of a football field and much longer even, if it's not windy claimed the Egyptians (2600 B.C.) that created the Pyramids with this piece of luxury we know today as the String .... . There's Usually 8 in every room. Corners to be precise, in a pefect world to create that 90 degree's, there is one formula in the building world known as the 3-4-5 method to miter BY. Wheather it's base/wainscotting or crown moulding in example, a 45 degree cut is half a true 90. So it won't matter to the pro if it's exact or otherwise, but it CAN take away any guess work for the week-end warrior and alot of chalking. This is it,one way at least,Center to Left 3', Center to right 4', now across should measure 5 feet. In every concrete form this is paramount. Craigs Clout and Repairs : Tip "O" the Week ; As many benefits H2O brings to our lives , standing water on some select materials wreak havoc & cost You dollars that you'd rather be investing in other ways I'm most certain . A rudimentry fence post that we have on any given property, if perfomed rightly will last more like 20 years verse's 10. So for All you DIY'ers out there, here is the wisest and most frugal approach. That's a creosote coating (image below) brushed on the SUB-SUFACE of the timber prior to buring, atop a bed of rocks. While finishing the aggregate (concrete mix), its recommended to leave a slope away from the post so water (rain/sprinklers) is never forced to evaporate or rest next to the timber. You'll be glad you did once achieving your old age. Have a Great rest of your Week Everyone! Consult to Save.... Craig 310 697-2829 or craigscloutandrepairs@gmail.com

Tip "o" the Week ; A Wooden Plug is simply a deterent to hide . Easy on the eye's to not have to look at the screw it's camouflaging . So the ability for further disguising this necessity will be appling it with the Grain before gluing it in place . Depending on the species of timber and application , all these will vary of course . Enjoy your Day !
